As managing agents for rented accommodation , we are under an obligation to bring to your attention the following regulations:

  1. Furniture and Furnishings (Fire Safety) Regulation 1988 amended 1993.
    The regulation rule is that certain furniture and furnishings in rented accommodation must comply with the fire retardency regulation i.e. beds, settee suites and filled furniture must carry the new Kite mark to prevent a contravention of the regulation.
  2. Gas Safety (Installation and use) Regulation 1994
    Any installation and maintenance of gas fittings and appliances must only be checked/installed by a Gas safe registered installer (Annual certificate required).
  3. Electrical installation and equipment (Safety) Regulation 1994
    Under the above regulation it is an offence to supply electrical installations or equipment which is unsafe.
  4. Smoke Detector Act 1991
    All owners must install smoke alarms in any property they propose to let.
